What to inspect before you buy a used container
A practical checklist for a used unit — roof, floor, seals, castings and the door test — plus what to ask for when you cannot inspect it yourself.
Mandurah and the Peel are supplied from containers kept at a Fremantle depot and sent south by road. The value here comes from choosing a grade that copes with estuary air, a size that suits a canal lot or a lifestyle block, and a delivery planned so the truck only comes once.
Your Mandurah quote covers the container and the delivery together, with condition and availability confirmed for the job. What shapes the cost · how delivery is quoted.
Condition first, price second. Before a cargo-worthy unit leaves the depot it is checked wind and watertight. As-is is the low-cost grade and is not sold watertight — think patched repairs, a soft section of floor or a door seal that no longer closes cleanly — and the faults on an as-is unit are listed for you up front. Single-trip (new) units usually look better but can carry marks from their one voyage. If the contents must stay dry, choose cargo-worthy or new.
Mandurah enquiries tend to be about storage while a Halls Head or Falcon home is sold and the next one bought, boat and fishing gear for people living on the canals and the Peel Inlet, lock-up space for builders on the Lakelands and Madora Bay estates, and sheds on the rural-residential blocks around Pinjarra, Ravenswood and North Yunderup.
Living beside the Peel Inlet and the Harvey Estuary means salty, damp air for much of the year, and that is hard on steel that has already lost its paint. A cargo-worthy container with sound paintwork and seals is checked wind and watertight before it leaves the depot, and it holds up well here if you touch up scratches as they appear. For a container that will sit on a canal lot in full view, new single-trip is often worth the step up because its coating starts intact.
As-is units are the budget choice, and they are not sold watertight. That can be fine for a rural block near Pinjarra where the container holds fencing wire, irrigation pipe or a ride-on mower that tolerates damp. It is the wrong buy for someone downsizing from a family home and storing furniture, photographs and linen through a Mandurah winter.
A lot of Mandurah enquiries come from people between houses — selling in Perth and buying on the coast, or downsizing within the city. If the gap is short and the date of the next settlement is known, hire keeps things simple. Add up the hire period, the drop-off and the pick-up, and put that against buying outright with one delivery and reselling afterwards.
On a lifestyle block in the Shire of Murray the answer usually flips: a container becomes the machinery shed or the feed store and stays for years, so buying is the obvious value. Because Mandurah is a longer run from Fremantle than the inner suburbs, the second truck movement that hire needs costs more here than it would in Fremantle itself, which is worth factoring into the sums.
On a canal block, a 10ft or 20ft is usually the most that fits between the house and the waterline, and a crane truck will be placing it, so there is no point paying for floor area you cannot use. Measure the gap, allow room to swing the doors, and choose from there.
On acreage around Pinjarra or Ravenswood the maths runs the other way. A 40ft gives far more floor per unit than two 20s and only needs one delivery, provided the tilt-tray has a clear straight run to the spot. If you are likely to want a second container within the year, order both together now so they can travel on one truck instead of two.
The run south from Fremantle is the backbone of the cost, and it lengthens as you head past Mandurah towards Dawesville, Pinjarra or Waroona. A crane truck for a canal frontage costs more than a tilt-tray on an open rural block, and a 40ft needs more truck than a 20ft. Those three things — distance, vehicle and size — set most of the delivery figure.
If your timing is loose, say so. A delivery that can wait for a truck already heading down the freeway is often cheaper than one booked around a single fixed date. We confirm the actual date when the order is placed and quote the container and delivery as one number.
Mandurah is really three delivery types in one region. The canal estates around the marina, Port Mandurah and Dawesville were built with water frontages and modest street frontages, and the only open ground is often behind the house between the pool and the jetty; a crane truck lifting over the house or the fence is usually the answer there. The newer northern estates such as Lakelands, Madora Bay and Meadow Springs have tight lots, retaining walls and side setbacks too narrow for a container, so the realistic spot is often the front or a garage-side pad. Further inland, in the Shire of Murray around Pinjarra and North Yunderup, blocks are larger and a tilt-tray has room to work, but the sand is soft, some tracks are unsealed, and winter can leave low ground near the Serpentine and Murray rivers wet enough to bog a loaded truck. A photo of the entry and the chosen spot tells us which of these we are dealing with.
Step three is the spot. Will the ground hold a loaded truck, is there room to line up, and is the air clear above? The delivery checklist has the detail.
The number depends on the grade, the size and exactly where in the Peel it is going, because a canal lot in Halls Head and a paddock in Ravenswood need different trucks. Give us the address and what you are storing, and we quote the container and the delivery together.
Often, but usually with a crane truck lifting over the house or side fence, because canal frontages rarely leave room for a tilt-tray to line up. Photos of the street, the side access and the spot let us confirm the vehicle before quoting.
Any steel near salt water needs looking after. A container with intact paint and seals holds up well if scratches are touched up; new single-trip starts with a clean coating. As-is units may already have surface rust and are not sold watertight.
Yes. Those blocks are supplied from the same Fremantle stock. Tell us if the approach is unsealed or if the spot sits low near the river, because winter ground there can be too soft for a loaded truck.
